I get asked this question a lot and the best answer is – when the time is right for you.

It’s true that there are season cycles in home sales, as the chart below from the Fraser Valley Real Estate Board indicates. Sales tend to peek early to mid year, and slow down in the fall until the end of the year. That doesn’t mean though that the fall and winter are a bad time to sell.

It’s true that there are season cycles in home sales, as the chart below from the Fraser Valley Real Estate Board indicates. Sales tend to peek early to mid year, and slow down in the fall until the end of the year. That doesn’t mean though that the fall and winter are a bad time to sell.

If you look at all of the information in the chart, you’ll also see that active listings and new listings follow the same general pattern as sales. What that means is that sales as a percentage of homes on the market is very similar throughout the year. So, putting your home up for sale in a peek period, means there is far more choice for buyers.

Most people sell their homes as part of a more significant change in their life - perhaps a new baby, a new job, or retirement. It’s the timing of those factors that are most important. As your agent, my job is to create a Personalized Sales Strategy that fits.

Now, if you own several homes, have investment property, or are concerned with tax implications, there will be other things to consider, and we would likely seek the advice of other professionals, such as your accountant.

For most residential sales though, timing the sale of your home to interest rate fluctuations, government policy changes, and the like, is not going to provide a sufficient financial benefit to overcome the “cost” to your lifestyle.
